  Without the rebuild letter, I don’t know of any banks that would knowingly do this.

  I do refiances for a living, this is gonna very tuff to get done evern worse now a days because of all of the lenders out there are taking huge losses on shitty loans that they did in the past 5 years

  here is the problem from the lenders point of view…. if you can’t make your payments the bank is stuck with commerical land. Most ledners don’t want that it is to big of a risk. it is alot easier to forecloure on single family 1acre lot than it is to foreclose on home attached to a building

  I would say this you probably should be able to get it done some were but very very few lender guiidlines will allow you to get approved

  I had a similar problem, and got financing through Countrywide. Check them out.

  I don’t think you’ll get them to pay for the appraisal, though. That’s just not how things like that work.
